Kelowna Reshaped: The New Communities Of Ella, One Water Street and Drysdale Row

Kelowna is usually associated with a nice summer “vacay”, a weekend getaway to enjoy spectacular scenery, the beaches and Okanagan Lake, but now Kelowna is a fast growing “Smart City” with a burgeoning Tech Centre, the fastest growing in Canada, a environmentally friendly University which actually works with the Tech Centre to provide training to students to do the jobs needed, Okanagan College, a large and growing Hospital and research facilities affiliated with it, and access to numerous Lakes and Ski hills within an hours drive. What more can you ask for, maybe perfect weather? In my view you have the four season resort, hands down.

Kelowna’s growth and a strong job market resulted in a high demand for housing options, and since inventory has been low in some housing categories, the City has approved plans to build several high rise luxurious residential buildings which will not only enrich the skyline but is reviving Kelowna and its downtown core. Downtown properties now have multiple offers! To cope with the increase in housing needs a series of new stunning development projects were launched, some sold out within two weeks! Residents will get to enjoy trendy, master-planned, and innovative housing options Toronto and Vancouver style, as soon as the three major communities - Ella, One Water Street and Ellis Parc, to name a few, are completed. The fact that the pre-construction condos and  Glenmore townhomes have been mostly sold out indicates how busy the Kelowna real estate market has become. This comes as no surprise given that Downtown Kelowna hasn't seen many residential investment projects in the past years, and it was high time to break old habits.

Your Vote Matters on October 20th

Politics can be an uncomfortable topic of conversation around the dinner table.

It’s controversial and when people have different opinions it can lead to arguments and fights. However, just because something makes you uncomfortable does not mean you should ignore it.
One of the biggest problems in current society is that people ignore politics and don’t pay attention to the news and recent events.
As a result, people heading to the polls might be misinformed or poorly informed, or the elections are just absent of voters in general.
As a citizen, it is your civic duty to vote in your local, provincial, and national elections.
I’m not going to try to sway anyone in who they should vote for, whether they lean left or right is none of my business and changing their mind isn’t my place. Everyone is different and has had different experiences in life. These experiences influence how you view social, economic, and political issues.
It wouldn’t be right for me to try to influence you to vote in a way that I personally feel is best. However, I do feel it’s important to inform people about the upcoming elections.

Go Big Go Home: Is Getting a Bigger Mortgage and Home Right For You?

Justin and Susan are a young couple who purchased their first home in Kelowna BC a number of years ago. At the time, it was perfect. They had enough space for the two of them to live and enjoy life comfortably. The payments may have seemed large at the time, but they’ve become more than manageable as they’ve both progressed in their careers.
However, they found as a number of years passed by, and they started having children, they were running out of room to accommodate their growing family. Two kids and their dog meant they had less room for themselves, and their kids were sharing a bedroom. Things were starting to feel cramped, so they started exploring the option of getting a bigger mortgage and home.
Maybe you’re in a similar situation. It only takes a few kids (or an in-law living down the hall) to make what once felt like a cozy home into a cramped space where you’re constantly trying to cram your stuff and all your kids’ stuff into every available nook and cranny.
Upsizing and getting a bigger mortgage can help you accommodate your current and future goals in life by giving you the space you need now, and the space you’ll need in the future. If you, like Justin and Susan, are considering upsizing your current home, we have a few considerations you may want to keep in mind.

Where Kelowna's Housing Market is Going

The housing market in Kelowna is no different than anywhere in Canada where prices have enjoyed sustained increases over the last ten years. A question I am often asked is when will the bubble burst?

The truth is that a bubble bursts when there is a major economic shift, and we are having no major shifts such as the oil crash in 2015, or the recession of 2008-2009 caused by the sub-prime collapse. Sure, sales are down. The economy seems fairly stable, if a little uncertain, right now due to the new Provincial taxes and Federal regulations. We are adjusting to these external changes and hopefully the intended impact by both the Federal and the Provincial governments will be achieved, i.e. making houses more affordable.
